EICR & ELECTRICAL CERTIFICATES

EICR certificates for London landlords & letting agents

NICEIC registered electricians carrying out Electrical Installation Condition Reports (EICRs), remedial work and certification across Central, West and North West London.

WHAT LANDLORDS NEED TO KNOW

The legal requirement

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have the electrical installation in a rented property inspected and tested by a qualified person at least every five years, and provide a copy of the report to tenants.

We take care of the whole process: the inspection, a clear report, any remedial work, and the paperwork to show it’s been put right.

EICR inspections

Full inspection and testing of the electrical installation, with a clear written report.

Remedial work

Any C1, C2 or FI items fixed promptly, with confirmation that the installation is now satisfactory.

Minor Works certificates

Certification for smaller electrical jobs such as new sockets, lights or circuit alterations.

Electrical Installation Certificates

Certification for new circuits, consumer unit changes and rewires.

QUESTIONS

Frequently asked questions

How often does a rental property need an EICR?

For private rented properties in England, at least every five years, or sooner if the previous report recommends it.

What do the codes on an EICR mean?

C1 means danger present and immediate action is needed. C2 means potentially dangerous and urgent remedial work is required. FI means further investigation is needed. Any of these makes the report unsatisfactory. C3 is a recommendation for improvement and doesn’t on its own make the report unsatisfactory.

How long does an EICR take?

It depends on the size and condition of the property. A typical flat usually takes a few hours. We’ll give you a time estimate when we book.

Do the tenants need to be home?

We need access to the whole property, including the consumer unit. We can arrange this directly with your tenants or your managing agent.

Can you do the remedial work as well?

Yes. As NICEIC registered electricians we can carry out the remedial work and provide the certification to confirm it’s been done.
